Richard Langfield

Richard Langfield began his comprehensive real estate career in 1987 in the lower mainland. He has since acquired an abundant knowledge of residential, commercial, and industrial land development. His integral profile has dubbed him a reputable liaison between city and community.

Relocating to the Okanagan with plans to retire, Richard was quickly inspired by the small town charm and prosperous horizon it holds. He began acquiring property in the Penticton area and shortly after Alinea Living was born, accompanied by the next generation of Langfield’s.

Project History

For more than three decades, Richard Langfield has been developing world-class properties.


Morgan Heights (2002 - 2010)

A massive development project in South Surrey that Richard and four other partners were instrumental in initially moving the plans forward to the City of Surrey, from large acreages to a brand new commercial and residential community in the area know called Grandview Corners. The entire area around 160 St and 24 Ave boasts commercial shopping malls including big-box chains, condo apartments, townhouses and single-family homes. It was Richard’s role as one of the first realtors involved in this new area to assemble 104 acres for rezoning and development of the project Morgan Heights. He and his partners then worked closely with the City of Surrey with rezoning, off-site services, and overall plans for this brand-new community. Richard was solely responsible for the marketing and sales of 350 lots of various sizes and with his keen skills and strategies, even during the 2008 market crash, successfully sold out all 350 lots in a 2-year period of time. The size and scope of this community continue to be one of the hottest selling areas in South Surrey.


The Estates at Elgin Creek (2002-2004)

A two-phased project of 106 lots in South Surrey with four builders in an exclusive area. Richard was the sole marketing agent for one of the builders and although there was a limited general marketing plan for the subdivision, he implemented his own marketing and advertising strategies to successfully create a demand for his builder’s sound custom homes.


Canterbury Lane (2003-2004)

This 46 lot South Surrey project by Parklane Homes was east of Morgan Creek Golf Course with large 12-26,000 sq foot lots. Richard was highly recommended to market the project and he had input on the building guidelines, marketing strategies and successfully completed the lot sales despite challenges of construction delays and sharp price increases by the developer that ultimately raised the values of other lots in the area.


Morgan Creek (1999-2003)

As a result of his success on projects, Richard was offered the marketing f high-end lots in South Surrey’s well-known Morgan Creek, an exclusive golf course community developed by Bartrac Holdings Ltd. They were in their 5th Phase of lot sales which were stagnant in a sluggish market. Very quickly Richard identified the problem, implemented an effective marketing strategy that immediately sparked interest from both builders and homeowners, creating a demand which he continued to duplicate with strong results through Phases 6-11.


Heritage Trails (1996-1998)

Richard was approached by a colleague to assist in the assembly of a 78 lot South Surrey subdivision on the historic Semiahmoo Trail.  He brought in a large developer and was instrumental in the lot layout and design guidelines for this project creating a very pleasing subdivision.  Despite long delays and a sluggish market, Richard embarked on an aggressive marketing campaign to create a buzz and demand for this subdivision, unlike other unsold competitive projects on the market, his results were a quick sell out.


Sherbrooke West (1993-1994)

Richard and a partner developed independently 8 fill-in lots in South Surrey, that pre-sold due to solid planning and marketing, resulting in quick and efficient delivery of product.


Semiahmoo Wynd (1992-1993)

A project adjacent to Sherbrooke Estates, Richard initiated a new concept from market research he completed while selling Sherbrooke Estates.  The first project of it’s kind in Surrey was this 47 lot bare-land strata gated community with single-family detached homes specifically marketed to retirees, executives, couples, empty nesters and those not ready for townhouse living.  A very successful project and always sought after for re-sale.


Sherbrooke Estates (1990-1992)

An award-winning South Surrey 106 lot subdivision, Richard assembled key properties in this excellent location and helped sell the concept to a developer.  He was actively involved with re-zoning with the city, created strong building guidelines and brought in key builders to the project. The subdivision sold quickly and to this date commands consistent high re-sale values.
